【本報台北訊】內政部統計月報顯示，今年前4月全國平均買賣移轉面積為30.6坪，創2016年上一波房市景氣低谷以來新低。房仲業分析，高房價區域容易出現小宅化趨勢，加上人口組成明顯改變，民眾對居住空間需求下降。

觀察大都會區今年前4月的平均買賣移轉面積，台北市為22.3坪，2017年到2022年，台北市多能維持平均24坪到26.6坪；新北市維持平均25.4坪水準，去年平均移轉面積為25.4坪、創2016年後新低。

今年前4月平均買賣移轉面積最大的地區，是台南市36.6坪，寫下2016年後的新低。
