住宅開工量降、使照量升 房價恐微跌

【本報台北訊】內政部公布今年前3季累計建照核發宅數共10萬9507件，年減18.1％，另外，住宅使用執照核發宅數8萬4414件，創15年新高；而今年第3季住宅開工宅數3萬891件，為近10季最低。

房市趨勢專家李同榮示警，開工量下彎與上升的使用執照完工量呈現5年來首度死亡交叉，預估2024年第1季正式進入反轉的局面，但沒有崩盤危機，將是「以盤代跌或微跌」的格局機率較高。

李同榮指出，建商請領建照後須於6個月內申報開工，可展延3個月，若開工量劇減就代表9個月前就減少推案，這也吻合上半年預售成屋量縮見底的現象。
