【本報綜合報導】為拯救疲弱房市，中國大陸自7月底以來，多地房地產調控政策大幅放寬，市場普遍期待房市再現「金九銀十」的傳統銷售旺季，然據市場研究機構克而瑞近期發布的數據顯示，今年9月大陸百強房企共完成銷售金額人民幣4042.7億元，年減近3成，為近5年新低，也僅為2020年9月的3成4，宣告「金九」期待落空。

有分析指出，房市新政僅暫時利好一線城市，且伴隨著恒大集團等房企巨頭陷入債務危機而持續低迷，整體信心不足，加上購買力仍不足，整體房地產市場復甦力道趨緩。

財新網報導，大陸多家房企2021年下半年起出現「爆雷」，此後房市即呈現下行。直至今年初，大陸房市才暫時迎來「小陽春」，但今年第2季又開始急速下跌。

市場機構北京中國指數研究院發布經季節調整後的數據顯示，今年4月起，大陸百強房企銷售額連續5個月下跌。

今年9月，大陸百城新建案平均價格為每平方公尺1.61萬元，比前月微漲0.05%，但中古屋平均價每平方公尺1.55萬元，較上月再跌0.44%，已連續17個月下跌。
